Association Services
JSP Properties was formed specifically to meet the increasing needs in Twin Cities for professional community association management. We are committed to providing our clients with a pro-active and "results oriented" approach to management, paying special attention to detail. Our clients receive either; 1) full service association and financial management, or 2) consulting on an "as needed" basis. Our full service management includes, but is not limited to, the following services:
- One (1) monthly board or membership meeting PER CONTRACT
- Record and transcribe minutes of these meetings ~ NO CHARGE
- Thorough inspection of the property performed PER CONTRACT
- Detailed inspection reports prepared for each inspection
- MONTHLY comprehensive financial statements
- MONTHLY reconciliation of bank statements
- MONTHLY mailing of billing statements to each homeowner
- Emergency service for after hours emergencies 24 hours per day, 365 days per year
- Establish and maintain Association checking/reserve account.
- Prepare and distribute to the Board of Directors monthly financial statements.
- Distribute the Annual Financial Report.
- Assist Board of Directors in enforcing the Project Documents.
- Work with Treasurer for tax compilation and return filings.
- Monitor maintenance and repairs of common areas; will conduct routine inspections.
- Execute contracts for maintenance and operation of common areas.
- Prepare Associations Annual Budget.
- Prepare and mail monthly billing statements, special assessments and delinquency notices to owners.
- Collect monthly assessments and deposit into Association bank account.
- Collect delinquent assessments in accordance with Association governing documents.
- Pay all authorized bills.
- Maintain current roster of Association members.
- Maintain all Association records and handle all Board correspondence.
- Attend regular Board meetings and the Annual Committee Meetings, as applicable.
- Prepare and mail any necessary materials (i.e., notices, proxies, ballots, agendas, reports, etc).
- Respond to inquiries from escrow and mortgage companies; record changes of ownership.
- Act as insurance Liaison between the Board and Insurance Brokers and/or Agents.
We understand board members are charged with the important responsibility of PROTECTING, MAINTAINING AND ENHANCING the value of the common property. Furthermore, they must trust that your management company will handle each homeowner’s request courteously, professionally and expediently. They will also need to be assured that the corporate, financial and legal affairs of the Association are being properly and expertly administered.
